La Suisse compte 26 march\u00e9s cantonaux semi-autonomes, et chacun d'entre eux poss\u00e8de ses propres lois de zonage, codes de construction, structures fiscales et moyens d'obtenir des permis.<\/span><\/p><p>Dans l'ensemble, l'immobilier suisse est \u00e9norme : \u00e0 la fin de 2025, les m\u00e9nages d\u00e9tenaient environ 2\u2019700 milliards de francs suisses de biens immobiliers, soit \u00e0 peu pr\u00e8s la moiti\u00e9 de leur valeur nette totale. <br \/>Le march\u00e9 r\u00e9sidentiel reste dominant, mais l'immobilier commercial est \u00e9galement important, avec des valeurs projet\u00e9es de l'ordre de plusieurs milliers de milliards de francs. Sur le plan g\u00e9ographique, le canton de Zurich repr\u00e9sente une part disproportionn\u00e9e de la valeur, suivi par Gen\u00e8ve et Vaud, tandis que Berne et d'autres r\u00e9gions repr\u00e9sentent des parts plus petites mais importantes du total.<span style=\"font-weight: 400;\"><\/span><span style=\"font-weight: 400;\"><\/span><\/p><p><strong>Ce que ces diff\u00e9rences signifient dans la vie r\u00e9elle :<\/strong><\/p><ul><li><span style=\"font-weight: 400;\">Il faut facilement 18 mois pour faire approuver un projet d'am\u00e9nagement mixte \u00e0 Gen\u00e8ve, alors qu'il ne faut que six mois dans le canton de Vaud.<\/span><\/li><li><span style=\"font-weight: 400;\">Selon le canton, les droits de mutation varient de 0,51 \u00e0 3,31 TTP3. Par exemple, \u00e0 Berne, le taux est de 1,8% en 2026, tandis qu'\u00e0 B\u00e2le-Campagne, il est de 2,5% (g\u00e9n\u00e9ralement r\u00e9parti \u00e0 50\/50 entre l'acheteur et le vendeur, comme dans le canton d'Obwald).<\/span><span style=\"font-weight: 400;\">. Gen\u00e8ve a un taux standard de 3% et un taux r\u00e9duit sp\u00e9cial allant de 1% \u00e0 2%.<\/span><\/li><li><span style=\"font-weight: 400;\">Les normes d'efficacit\u00e9 \u00e9nerg\u00e9tique sont de plus en plus strictes au niveau f\u00e9d\u00e9ral, mais elles ne sont pas les m\u00eames partout.<\/span><\/li><li><span style=\"font-weight: 400;\">Il existe de grandes diff\u00e9rences entre les r\u00e8gles de location et les protections des locataires.<\/span><\/li><\/ul><p><span style=\"font-weight: 400;\">Pour les investisseurs, cela signifie qu'il n'est pas possible d'utiliser une \u201cstrat\u00e9gie suisse\u201d de la m\u00eame mani\u00e8re \u00e0 chaque fois. Pour r\u00e9ussir, il faut bien conna\u00eetre son canton. Un investissement r\u00e9sidentiel \u00e0 Gen\u00e8ve n\u00e9cessite un type d'analyse diff\u00e9rent d'un investissement commercial \u00e0 B\u00e2le. Les structures de co-investissement qui fonctionnent \u00e0 Zurich peuvent ne pas fonctionner aussi bien \u00e0 Zoug.<\/span><\/p><p><span style=\"font-weight: 400;\">Cette d\u00e9centralisation rend \u00e9galement la structure moins efficace, ce qui cr\u00e9e des risques. Il existe encore des lacunes en mati\u00e8re d'information. Les connaissances locales valent beaucoup. Les agr\u00e9gateurs nationaux ont du mal \u00e0 s'en sortir.
